BRR Architecture and Phillips Edison’s continued collaboration includes a 710-square-foot Swig in Overland Park, Kansas.
At the onset, BRR conducted an initial site study to determine the best circulation of customer traffic, which informed the design and documentation phases. Due to the building’s intended location within the shopping center, the project presented site constraints, including the need for utility coordination to connect utilities to Swig.
During the design phase, the team engaged in dialogue with the City of Overland Park and the client to determine the best materials to use that are cohesive with Swig’s recognizable brand identity while abiding by jurisdictional requirements. The team thoughtfully modified the Swig prototype to incorporate neutral bricks, EIFS, fiber cement cladding and glazing.
The collaboration continued into construction as the BRR team and the general contractor worked together to ensure the success of the Swig location. Groundbreaking occurred in March and the project reached completion in August 2025.
