ARCHITECTURAL DESIGN
We strongly believe that it’s not ‘our’ vision for the project – we work to meet our client’s vision. The approach we take is not linear and involves a high level of collaboration. While developing designs, we meet frequently with our clients to ensure we meet the overall goals for the project.
ENTITLEMENTS
Every project begins with rigorous due diligence. Our experienced teams proactively research jurisdictional requirements, zoning constraints, and approval pathways before design begins—establishing a clear, informed foundation for the project. This early alignment allows us to anticipate challenges and streamline decision-making.
CONSTRUCTION DOCUMENTS
Prior to starting construction documents, we conduct a code review of the site plan, floor plan, and elevations. We will prepare construction documents for the architectural site plan, incorporating owner-approved changes during the review process. These documents will include drawings and specifications for architectural design, structural engineering, M/E/P engineering, and landscape design.
PERMITTING
We offer a hands-on approach to permitting and we can get it done fast. Our team has a thorough understanding of planning, zoning and environmental requirements within jurisdictions and we apply those lessons to each set of plans. Our comprehensive approach combined with jurisdictional relationships often prevents permitting delays.
CONSTRUCTION ADMINISTRATION
Our project managers function as an extension of our clients’ team. We manage direct communication with the contractor, respond to contractor RFIs and collaborate with clients to make decisions on anything that affects budget, schedule, or the final construction of the building.
Depending on the scope of the project, BRR services can go deeper.
Prototype Design & Management
Our services are scalable; we can create flexible design guidelines or design fully-optioned templates/prototype programs.
Design Using Technology
We leverage technology (including VR and SketchUp) to help our clients step inside projects and make design choices prior to finalizing the plans for permitting.
