TownePlace Suites

BRR collaborated with Shivam Properties Management to adapt the TownePlace Suites prototype into a three-story, 55,000-square-foot project, navigating a constrained site and district requirements in Jacksonville, Florida.

The project challenged our team to maximize the constrained site and meet the district’s requirements, all while upholding brand standards. Due to a height restriction, the four-story prototype was condensed to three floors. The team adapted the original floor plan into an L-shape to allow additional space for the required number of guest rooms. Additional district requirements, including slanted roof forms, were also incorporated into the design. BRR worked closely with the owner throughout the process to ensure all requirements were met while preserving the overall look and feel of the prototype.

The mid-range extended stay hotel, located near the Mayport Naval Base, features 93 modern and spacious guest suites with kitchenettes, an outdoor pool, an enhanced fitness center, meeting space, a buffet area and a community room. Furnishings are contemporary and neutral to provide a welcoming and relaxing environment.

Construction of the building utilized a block and plank structure to improve durability and resilience against Florida’s high winds and extreme weather conditions. Through close collaboration with the owner and city, the site-adapted design optimized the lot while delivering a consistent guest experience.
