Case Study: Design with a Flare Towards Local Tradition and Regional Environmental Conditions

Our Challenge
As part of the Rezoning and Master Site Plan approval process for Casa Grande, BRR was selected to develop ample material to convey the intention of the project to a point that the City could approve the project without knowing who all of the tenants were going to be. Additionally, particular attention had to be given to traffic circulation within the property, to permit easy access from two separate directions into the site.

Our Solution
BRR developed an overall design concept based on local tradition and regional environmental conditions that utilized a desert color palette and a variety of materials and textures. Key design features were used to maintain continuity of the aesthetic harmony outlined in this document. Flexibility of architectural character allowed for design development of specific users as they become identified. BRR's responsibilities included programming, site design, consultant coordination, schematic design, municipality submittal coordination and approvals, design development and tenant coordination for the entire site. Ultimately, BRR developed a Design Guideline Book (DGB) that governed all aspects of design for any tenant planning to build on the site. The DGB outlined the process for approvals and the application of design and materials. As the project continues, BRR will be responsible for developing construction documents and administering these documents with the general contractor through Grand Opening for each tenant.

Our Result
Our design of the Retail Center is a unique, high-quality, mixed-use retail shopping center, master planned to be functionally and aesthetically integrated within the Casa Grande community. The Center sits on 120 acres, is a mixed-use power center and has more than 1,100,000 square feet of leasible space. The project's location at the southwest corner of the intersection of I-10 and Val Vista Road allowed for outstanding access, visibility, and convenience. According to the Master Plan, the surrounding property remains designated to a mix of employment, retail, and residential revitalizing the area and creating a much stronger economic base.
