BRR's Remodel Team specializes in renovating, remodeling, expanding, or adapting existing buildings. On a daily basis, we participate in the design, document production, and permitting of these types of projects. We also take the lead with our clients in the development of design guidelines/prototypes for the many different project types. Our project types range from full store remodels, building expansions, tenant finish, ancillary business (i.e. vision centers, pharmacies, photo labs), to restroom remodels or equipment replacement projects.

Our Challenge
We had a remodel project in Orlando in which we were given a very short timeline to produce and get permitted. We were less than a week from our construction start date and the City sent us a plan comment that they wanted revised before they would issue the permit. We quickly addressed the comment and were ready to send out the next day, but the problem with this review agency is that you have to send your plans into the main office, then they have to be filtered through the mail room, then distributed to the correct department, and then to the individual who reviews the plans. In our past experience we knew this process could take up to a week or more just to get the plans to the reviewer.

Our Solution
With our construction start date just days away, we knew missing this date was not an option. With all the scheduling and phasing of this entire project based on this construction start date, it would be costly for our client if they were unable to start construction on time. With that in mind, we attempted repeatedly to get in contact with the actual plan reviewer, with no luck. But after much persistence we finally got in touch with the individual who had the actual plan comment.

We discussed with them the change we had made on the plan to insure we addressed the comment in a manner in which they would approve. Then we discussed with them our opportunity regarding the construction start date which was only days away. The plan reviewer agreed to review the plans as soon as they received them, moving the change ahead of the other projects they had in line. We sent the plans overnight to the City, and called the plan reviewer the next morning to let them know when the plans arrived.

Thankfully we had built up a positive relationship with this plan reviewer and she agreed to go directly to the mail room to pick up the plans, rather than us having to wait for the plans to filter their way from department to department.

Our Results
The reviewer approved the plans the same day, and the General Contractor was able to pick up his building permit the following day. Construction was started on schedule, and our client was very appreciative of us being able to get this change approved in such a short time frame. This instance and many like it have helped us build up trust with our client. They know we will pull out the stops when necessary, and go above and beyond to get the job done.
