Case Study: Universal Standards Guide Consistent Construction Documents

Celeste Roggy, AIA Celeste received her Associates Degree from Universal Technical Institute in Phoenix, AZ. She is currently serving on the BRR Proto Team. Celeste has been with BRR since 1998.

Our Challenge
Because of the vast number of projects completed throughout a year, Wal-Mart contracts with several Architectural firms for project production. On the same note, a general contractor may do multiple projects with these different architectural firms. Many of the contractors began questioning the differences in details, standards, and methods employed in the construction documents from the different firms.

Wal-Mart mentioned these concerns to its several Architectural consultants and requested that we develop standards to be used on all their prototypes. The contractor could reduce time in reviewing construction details, and eliminate construction errors if he could be assured that the construction documents were consistent from one firm to another.

Our Solution
All the Architectural firms, including BRR, got together to discuss these differences. In collaboration, we decided on the standards, which ranged from detailing standards all the way to pen weights. We used a guideline, the Uniform Drawing System, to develop our own standards. After much consultation, a set of standards was agreed upon, and a manual was written for future implementation.

Our Results
All of our client’s prototypes are now developed under this standard, and we continue to meet, discussing consistency and uniformity in our detailing, as well as other issues. Together, we have developed a system that creates more accurate, consistent drawings for our client. Since our client continues to hire new architectural firms, this system and manual makes it easier to train new firms. Once they implement our Uniform Drawing System, understand our concepts/ detailing and become familiar with the standards from which it was designed, these new architectural firms can develop any of our client’s projects, beginning with a prototype.

In developing this tool, BRR never had to compromise our standard of excellence. Working with other Architectural firms to implement new concepts and standards gives us a much greater knowledge base. It allows for peer reviews that we would normally have to ask for. It allows us to scrutinize our detailing before it gets in the contractor’s hands, creating more accurate and consistent construction documents.
